This Rental Agreement governs the use of the vacation property known as Slickrock Stay, located at:

Moab, UT 84532

By completing a reservation through this website or any associated booking system, the guest agrees to the terms of this Rental Agreement.

1. Occupancy

Maximum occupancy is 8 guests.

Children are allowed and count toward the maximum occupancy.

Events, parties, and large gatherings are not permitted.


2. Booking and Payment

Full payment is required at the time of booking.

Accepted payment methods include:

  • Stripe
  • PayPal

In limited circumstances, offline payments such as cash, check, or Venmo may be accepted at the discretion of the property owner.

The host reserves the right to request government-issued identification to verify the booking guest.

Slickrock Stay reserves the right to cancel reservations suspected of fraud or unauthorized use of payment methods.


3. Taxes

All reservations are subject to the following Grand County taxes applied to the nightly rental rate:

Sales & Use Tax: 7.35%
Transient Room Tax: 5.57%

Total tax rate: 12.92%


4. Check-In and Check-Out

Check-in time: 4:00 PM
Check-out time: 11:00 AM

Early check-in or late check-out may be available depending on the cleaning schedule and must be approved in advance.

Unauthorized late check-out may result in additional charges, including up to three (3) full additional nights if it impacts incoming reservations or cleaning schedules.


5. Cancellation Policy

Guests may cancel their reservation according to the following policy:

  • Full refund if cancelled 30 days before arrival
  • 50% refund if cancelled 14 days before arrival
  • No refund if cancelled within 14 days of arrival

No refunds will be issued for no-shows or early departures.

To cancel your reservation, please reply to your booking confirmation email or submit a request through the Contact Us form on our website. Please include your name, reservation dates, and a clear request to cancel.

If Slickrock Stay must cancel due to a property-related issue or other host-side circumstance that prevents us from providing the home for your stay, including damage, maintenance, safety concerns, utility failure, HOA restriction, or legal restriction, you will receive a full refund of amounts paid to Slickrock Stay.


6. Pets

Pets are allowed under the following conditions:

  • Maximum 2 pets
  • $100 fee per pet

Guests are responsible for any damage caused by pets.

Pets must not be left unattended in the property unless properly crated. Guests are responsible for cleaning up after their pets both inside and outside the property.


7. Smoking Policy

This is a non-smoking property.

Smoking is not permitted inside the unit.

Smoking is allowed outside only.

Evidence of smoking inside the property will result in a $500 cleaning and remediation fee.


8. Parking

The property does not have a garage.

Guests may park in:

  • Two marked parking spaces assigned to the unit

Additional parking options include:

  • Overflow parking above the pool area
  • Parking on Meador Drive

Due to fire code regulations, parking next to curbs inside the complex is not allowed.

Parking next to the curb on Meador Drive is permitted.


9. Guest Responsibilities

Before departure, guests are asked to complete the following:

  • Take out trash
  • Start the dishwasher
  • Lock all doors
  • Remove used bedding from beds and place it in a designated area

Guests are responsible for any damage caused during their stay beyond normal wear and tear.


10. Cleaning and Excessive Mess

The rental includes standard cleaning between guest stays.

However, additional cleaning fees may be charged if the property is left in an excessively dirty condition, including but not limited to:

  • Excessive trash left throughout the property
  • Food or spills requiring extensive cleaning
  • Stains on furniture, carpets, or bedding
  • Pet waste inside the property
  • Excessive odors such as smoke

Additional cleaning or damage charges may be billed to the guest after checkout.

The guest expressly authorizes Slickrock Stay to charge their payment method on file for any damages, fines, excessive cleaning, policy violations, or other charges permitted under this agreement.

The host reserves the right to charge the guest’s payment method for damages, excessive cleaning, or policy violations discovered within seven (7) days after checkout.


11. Pool and Hot Tub

The pool and hot tub are shared HOA amenities and are subject to seasonal schedules and closures.

Hours and availability may change due to:

  • Weather conditions
  • Maintenance
  • Construction or installation work
  • HOA management decisions

Guests acknowledge that these amenities may occasionally be unavailable, including unexpected closures.

Pool hours are generally 10:00 AM – 9:00 PM when open, though early or late season hours may vary.

Hot tub hours vary seasonally and may also be temporarily closed due to maintenance or installation projects.

Guests should shower before entering the pool or hot tub to help maintain water quality.

Slickrock Stay cannot guarantee the availability of HOA-managed amenities and no refunds will be issued due to pool or hot tub closures.


12. HOA / Community Rules and Liability

This property is located within the Rim Village Vistas Homeowners Association (HOA).

Guests agree to comply with all HOA rules, policies, and governing documents, including but not limited to:

• Parking Policy 

• Pool and Hot Tub Policy 

• Covenants, Conditions and Restrictions (CC&Rs) 

• HOA Bylaws 

• Any posted or updated HOA rules

Guests are bound by external documents not included in full.

Guests acknowledge that HOA rules may change from time to time and agree to comply with the most current version.

The booking guest is responsible for ensuring that all members of their party and any visitors comply with HOA rules.

Any fines, penalties, damages, towing fees, or other costs imposed by the HOA or property management as a result of actions by the guest or their party will be the sole responsibility of the booking guest.

The guest agrees that any such charges may be billed to their payment method on file.

Failure to comply with HOA rules may result in immediate termination of the stay without refund.

Guests agree to indemnify and hold harmless Slickrock Stay and the property owner from any liability, fines, damages, claims, or expenses arising from violations of HOA rules or from the actions of the guest or their party.


13. Liability

Guests assume responsibility for their own safety during their stay.

Slickrock Stay is not responsible for:

  • Personal injury
  • Loss or damage to personal property
  • Accidents occurring on the property
  • Incidents occurring within shared HOA facilities

Guests use the property and amenities at their own risk.

Slickrock Stay is not liable for events beyond its control, including but not limited to weather, natural disasters, road closures, or government actions.


14. Utilities and Services

Slickrock Stay cannot guarantee uninterrupted services including but not limited to:

  • Electricity
  • Internet service
  • Water
  • Television
  • HOA amenities such as pool or hot tub access

Temporary outages may occur due to weather, maintenance, or service provider issues.

The owner or authorized personnel may enter the property for maintenance, inspection, or emergency purposes, with reasonable notice when possible.

No refunds will be issued for service interruptions beyond the owner’s control.


15. Guest Conduct and Right to Terminate Stay

Guests must respect the property, neighbors, and community rules.

The property owner reserves the right to terminate a stay without refund if guests:

  • Exceed maximum occupancy
  • Hold unauthorized parties or events
  • Violate smoking rules
  • Cause property damage
  • Disturb neighbors or violate community rules
  • Engage in illegal activity

In such cases, guests may be required to vacate the property immediately.


16. Chargeback and Payment Disputes

By completing a reservation and agreeing to this Rental Agreement, guests acknowledge that the reservation is a binding contract.

Guests agree not to initiate a credit card chargeback or payment dispute except in cases of proven fraud.

If a chargeback is initiated in violation of this agreement, Slickrock Stay reserves the right to pursue recovery of:

  • The original booking amount
  • Administrative costs
  • Collection fees
  • Legal fees if necessary.

17. Minimum Age Requirement

The minimum age to book the property is 18 years old.

The person making the reservation must be present during the stay and is responsible for all guests.

The booking guest is responsible for all members of their party and for ensuring compliance with all terms of this Rental Agreement.


18. Governing Law

This Rental Agreement shall be governed by the laws of the State of Utah.

Any disputes arising from this agreement shall be handled within the jurisdiction of Utah courts.


19. Acceptance of Agreement

By completing a reservation through this website or associated booking systems, the guest confirms that they:

  • Have read this Rental Agreement
  • Understand the terms
  • Agree to comply with all rules and policies

20. Severability

If any provision of this Rental Agreement is found to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect.

Any invalid or unenforceable provision shall be interpreted as closely as possible to reflect the original intent of the parties while remaining enforceable under applicable law.
